The first thing you will get are the current trends in the area’s foreclosures.  This is all valuable data you need to have at your finger tips to be an informed buyer.   Next, click on the “Listings” Tab.  Now you will see the area’s Pre-foreclosures, Properties set for Auction, and Bank Owned Properties,  20 at a time.  ForeclosureRadar keeps this list up to date daily and is frequently more current than the MLS that realtors use.

You can get much more detail by signing up for their 3 day free trial of the complete professional foreclosure search. Before you sign up, make sure you have some free time to devote to it because although it is very easy to use, the amount of data they provide is overwhelming.

I have found that the estimated values are usually much higher than houses are really selling for.  That is why I have directed you to a local real estate agent.  The banks usually list these houses much higher than local properties are selling for.  Of course, they want to the entire loan value back but that is normally impossible in this market.

The pre-foreclosures are the properties that might be listed for short sales.  If you want to buy a short sale, be prepared for the ordeal to last 6 months or longer.  And make sure you completely understand what a short sale is.

The main reason I have directed you to a real estate agent is that the banks won’t deal with individuals. They will only work with real estate agents, so your are going to need to work with an agent eventually no matter what. Also, an experienced agent will immediately recognize when properties are listed too high and help you make a realistic bid. They can also save you a ton of time because they usually have properties already listed on the MLS that are better deals than you can find in the early foreclosure process.
